1. The first meeting
Tracey will arrange an initial meeting with you, either in person, phone or zoom, so she can get to know you and get a thorough understanding of what you are looking for.
If your idea of a dream property is still vague or you are undecided on a few details, this preliminary meeting will be useful. Tracey will help you explore and determine the type of property you want. She will have you decide what your acceptable budget is and what your ideal property sizes, features, conditions, and locations are (i.e., proximity to key amenities like schools, hospitals, and leisure areas).
2. Orientation (optional)
If you are unsure about which areas in Brisbane’s Bayside Suburbs are the best places for you to begin your property search, Tracey can advise you.
3. Property search and prospect list
Once you’re decided on the scope of your property search, Tracey will go through all prospects currently available within your chosen areas. She will find them through her network of local real estate agents and private contacts. Then she will draw up a shortlist of the properties that match your needs and preferences.
4. Property viewing and inspection
Tracey will help you schedule viewings of all the properties on the list. She’ll guide you through your decision-making and advise you if there are any issues with a particular property that might indicate a potentially bad deal. She’ll help you choose which home is the best one for you.
If you have a limited amount of time for the property viewings and inspections, Tracey will work around that as well, she will inspect it for you and either video or have you join in remotely, in real-time, (This is also helpful for overseas/Interstate clients.)

5. Negotiations or bidding
Once you have chosen a property, Tracey will do the negotiations for you. She’ll make sure to secure the best possible price from the seller and their agent.
If the property is being auctioned off, Tracey will also be your bidder. She is one of the sharpest, most skilful auction bidders around and has decades of experience. She knows when to push and when to hold back (to protect your interests) and how to dominate the floor. She can handle the pressure and quick pace of any property auction.
6. Completing the deal
Tracey will liaise with other professionals prior to signing a contract, she has a network of mortgage lenders, solicitors, pest and building specialists, etc. to tap into. With such a network, she can close the deal and usher in the completion of the contract in the shortest time possible. She will ensure that the whole process is done efficiently and professionally.
