With the “Full Property Search” Package, you can just sit back and relax. Because Tracey Chandler will handle every aspect of your property investment, from the property search to purchase and contract completion.
1. First Meeting
Before seeing you in person, Tracey will have an initial phone conversation with you. She will get to know you and make sure your finances are approved and ready to go.
Then Tracey will schedule your first meeting with her. She can arrange to meet you at your home or office, on the most convenient day and time for you.
On your first meeting, Tracey will ask questions to find out what you want. She will make sure that your goals for your property investment are feasible so that the resulting brief is realistic,
If you are happy to proceed with the property search, Tracey will develop a detailed brief based on your exact requirements. The brief will cover every detail, including your budget limits, type of property, features, suburb location, proximity to schools, hospitals, work, and much more.
Take note: when Tracey takes you on as a client, your brief will be unique. She will only take one client for each particular brief. That means her search and subsequent services are exclusively yours. There will never be a conflict of interest or competition with another client for the same properties.
2. Property Search and Research
With your brief completely defined, Tracey starts the search. After she has done an extensive search through your preferred areas, public and private listings, and insider advice from her network of agents, she makes a shortlist of properties.
3. Shortlist Presentation
That shortlist of properties is then presented to you. This list has extensive details on each property (with photos and links) that will help give you an initial idea of what they are like. Tracey will discuss each one with you to help you decide which ones to focus on.
4. Physical Inspections and Viewings
After the presentation of the shortlist and discussion, Tracey can do initial physical inspections on your behalf. This helps eliminate properties that prove less than suitable upon personal inspection and whittles down the list even further. You can then narrow your focus and avoid wasting your time.
Tracey will then help you schedule viewings of the inspected and approved properties. (In case you don’t like any of the properties you view, she can draw up another shortlist for discussion and inspection.)
5. Negotiations
Once you’ve viewed the properties and chosen the one you love, you will come to the most important part of the process. This is when Tracey brings her sharp negotiation skills to the table. She starts dealing with the seller and the real estate agent and makes an offer based on your requirements. She will work to secure the property for you, at the absolute best price possible.
6. Consulting Professionals
Once negotiations have concluded, Tracey will bring in other professionals to complete the contract and other requirements, well as double-check on any issues within the property itself. These professionals include specialists like solicitors, mortgage lenders, strata managers, pest & building, etc.
Note: Although Tracey can have these professionals organise strata and pest/building reports, she will still pass these on to your chosen solicitor for proper legal advice. (She will not give you advice on the reports themselves.)
All of these consultations are done soon after the negotiations are concluded. This is to prevent you from competing with (or getting beaten by) another buyer who may be making a counter-offer to the property seller. Tracey will make sure your contract goes unconditional that same day, so you can move on to settlement and win the race.
7. Final Pre-Settlement Inspection
On the day of settlement, there will be a pre-settlement inspection of the property. Whether you attend this inspection yourself or not, Tracey will be there to see things through. If everything is in order, the home is vacated and there are no newly-discovered damages or issues to the property, she will report back to the solicitor. Preparations for settlement then follow.
If this is an investment property, Tracey will help you find the best property manager and negotiate a property management agency agreement. She will also help watch over the campaign until you find a tenant or tenants to move in.
